About Peter Breitlander

Peter Breitlander is the founder, co-owner, and managing broker of KRAIN Luxury Real Estate — the dealmaker behind one of Costa Rica’s most active luxury brokerages. Over more than two decades and on two continents, Pete has closed thousands of transactions and built two successful brokerages from the ground up.

He began his career in 2002 at an internationally recognized brokerage, where he quickly became one of its top-producing agents. By 2005 he had co-founded KRAIN Chicago, a boutique firm specializing in luxury homes and commercial investments that grew to more than 40 agents and handled thousands of transactions — many of them high-profile. He was repeatedly ranked among the top 1% of Chicago Realtors. In 2018, KRAIN Chicago merged with Compass.

Sensing that Costa Rica’s market was poised to take off, Pete and Sarah co-founded KRAIN Costa Rica in 2013. It has since grown to five offices across four of Guanacaste’s premier beach towns — Flamingo, Tamarindo, Potrero, and Playas del Coco — more than any other independent brokerage in the country.

Clients call Pete a one-stop shop for “all things real estate.” He works across every price point and property type — residential and commercial sales, property development, construction, and investment — and what clients rely on most is his instinct for value and timing, and his skill at the negotiating table. Every transaction comes down to one priority: helping clients reach their goals while maximizing return and minimizing risk.

Pete is a member of the National Association of Realtors (NAR), the Costa Rica Global Association of Realtors (CRGAR), and La Cámara de Corredores de Bienes Raíces (CCCBR). He holds the GRI certification and the Certified International Property Specialist (CIPS) designation.

For Pete, the relationship doesn’t end at closing. He and Sarah opened KRAIN Property Management & Vacation Rentals for exactly that reason — to take care of clients long after the sale. For them, success is never just the home sale; it’s making sure clients go on to build a lasting, successful life in Costa Rica. That focus on the long term, not the transaction, is what sets them apart.

After more than a decade in Guanacaste, Pete and Sarah invest deeply in the community they call home. For the past seven years, each holiday season, through KRAIN, they have personally purchased and delivered more than 300 Christmas gifts to children across Playa Potrero and the surrounding towns. They sponsor local surfers and swimmers competing nationally and internationally, help neighbors recover from flooding and other natural disasters, and sponsor beach cleanups and local events through KRAIN.
