Bijagua and Upala

Farmland and forest between the Tenorio and Miravalles volcanoes, 90 minutes from Liberia.

Bijagua lies in a green valley at roughly 430 meters, between the Tenorio and Miravalles volcanoes, just inside Alajuela province on the Guanacaste border. The town is the western gateway to Tenorio Volcano National Park and the Río Celeste, and it remains a working agricultural community: cattle pasture and vegetable farms running up toward forested ridges, with volcano views from much of the valley.

The climate follows the Caribbean slope rather than the dry Pacific coast. Bijagua is greener, wetter, and cooler than Guanacaste’s beach towns. Twenty-six kilometers north, Upala is the canton seat and the region’s service center, with the Hospital de Upala and larger grocery and hardware stores.

Why Bijagua

Bijagua offers a different kind of Costa Rica living from the beach towns to the west. The valley stays green through the months when the Pacific coast turns dry and gold, evenings are cooler, and the Tenorio and Miravalles volcanoes fill the horizon from much of the land. Tourism here is small-scale, built around the park and a handful of lodges, and the town still runs on farming, so daily life keeps a local rhythm. Parcels are larger than on the coast, with room for orchards, gardens, horses, or a stand of private forest. Birds, sloths, and monkeys are part of the everyday view rather than a tour. Buyers here want privacy, quiet, and a working connection to the land, with Liberia’s airport and Guanacaste’s beaches still within reach for the day.

Community Highlights

Tenorio Volcano National Park. 12,867 hectares of protected forest surrounding the four-cone Tenorio Volcano, which rises to about 1,916 meters. The El Pilón entrance is roughly 10 kilometers east of Bijagua on the paved road to the park.

Río Celeste. The river turns sky blue where the Río Buenavista meets the more acidic Quebrada Agria, a confluence known as Los Teñideros. The mixing causes suspended aluminosilicate particles to scatter light. The park’s main trail leads to the Río Celeste waterfall and its blue pool. Swimming is not permitted inside the park.

Wildlife and birding. The valley sits on the Caribbean slope but draws species from Guanacaste’s dry forest. Private reserves, including Tapir Valley Nature Reserve, adjoin the park.

Farms and food. Cattle ranching and vegetable farming anchor the local economy, and several fincas near Bijagua offer cacao tours.

Daily services. Bijagua covers groceries, pharmacy, banking, and fuel. Upala adds the regional hospital and larger stores.

Real Estate in Bijagua and Upala

Property in Bijagua and Upala is primarily rural: working farms, pastureland, forested acreage, building lots with volcano views, country homes, and small eco-lodges.

Due diligence here focuses on different questions than on the coast. There is no Maritime Zone concession land inland. Instead, buyers confirm the source and legal status of the property’s water supply, registered road access, flood exposure for parcels near rivers, and whether any part of the land is forest, since Costa Rica’s Forestry Law restricts clearing and land-use change on forested land. Parcels bordering the national park or within the Tenorio protected zone carry additional restrictions. KRAIN works through each of these with the buyer and their attorney before closing.

Location & Access

Bijagua is about 86 kilometers, roughly 1.5 hours, from Liberia International Airport (LIR) on paved roads: south on the Inter-American Highway (Route 1), then north on Route 6 from just before Cañas. Route 6 continues to Upala. La Fortuna and Arenal are about two hours east via Upala and Guatuso on Route 4.
