Papagayo Peninsula

A private resort peninsula on Culebra Bay, 30 minutes from Liberia.

Peninsula Papagayo is a 1,400-acre gated resort and club community on the Gulf of Papagayo, with Culebra Bay on one side and the open Gulf on the other. It is home to three internationally branded resorts: Four Seasons Resort Costa Rica, Nekajui, a Ritz-Carlton Reserve, which opened in 2025 as the first Ritz-Carlton Reserve in Central and South America, and Andaz Costa Rica Resort.

Around them sit an Arnold Palmer Signature golf course, Marina Papagayo, private beach clubs, and a collection of branded residences, villas, and oceanfront homes, all within a secured perimeter about 30 minutes from Liberia International Airport.

Why the Papagayo Peninsula

The peninsula combines resort service with private ownership in a way few places in Costa Rica do. Owners live beside hotels that handle dining, spa, housekeeping, and activities, while the gate, the terrain, and the low-density plan keep the setting quiet and private. The Gulf’s sheltered beaches suit swimming and paddling, and the marina puts sailing, fishing, and diving trips at the door. Proximity is part of the appeal: the airport is close enough to arrive for a long weekend. Buyers here want resort-level service and security, with a home that is fully cared for when they are away.

Community Highlights

Resorts. Four Seasons Resort Costa Rica, Nekajui, a Ritz-Carlton Reserve, and Andaz Costa Rica Resort, each with restaurants, spa, and beach access.

Golf. The Ocean Course, a private par-72 Arnold Palmer Signature design set across 125 acres of forest and sea cliffs, ranked by Golf Digest among the top 100 courses outside the United States. Play is reserved for members and resort guests.

Marina Papagayo. 180 fully serviced berths for yachts up to 250 feet, on the southwest side of the peninsula.

Beaches. Sheltered Gulf beaches including Playa Nacascolo, Playa Prieta, Playa Blanca, and Playa Virador. All beaches in Costa Rica are public by law.

Racquet sports. Tennis, pickleball, and padel courts at Papagayo Park.

Real Estate in Papagayo Peninsula

Property includes resort-branded residences such as the Four Seasons Private Residences and residences at Nekajui, private villas and estates, and condominiums overlooking the golf course and Culebra Bay. Many owners place their homes in the resort rental programs when they are away.

The peninsula lies within the Gulf of Papagayo Tourism Project, created by law in 1982. The land belongs to the state and is held under long-term concessions administered by the Costa Rican Tourism Institute (ICT), rather than as titled property, and building coverage on each concession is limited. Some of the project’s regulations are currently before the Constitutional Court. Buyers review the concession terms, club membership and resort agreements, and HOA obligations before purchase. Location & Access

The peninsula is about 30 minutes from Liberia International Airport (LIR). Playas del Coco, with year-round services, is about 25 minutes south, and the city of Liberia is about 30 minutes inland.
