The Top 6 Gated Communities in Costa Rica
If you are thinking about buying real estate in Costa Rica, one of the first questions you will ask is where. Guanacaste has no shortage of beautiful places to own, but a handful of master-planned communities come up again and again with our clients, because they solve the practical problems of owning a home in another country: security, infrastructure, management, resale, and a ready-made social life.
What follows is the short version of each, the kind of summary I would give you on a first call, so you can work out which ones are worth a closer look.
1. Reserva Conchal
Pound for pound, it is hard to beat Reserva Conchal on amenities. It is a 2,300-acre development on Playa Conchal, one of the most beautiful white-sand beaches in the country, roughly 60 minutes from Liberia International Airport (LIR).
This is resort-style living at its finest. Both the W Costa Rica and The Westin Golf Resort & Spa sit inside the development, and they are only part of it. There is a Robert Trent Jones Jr. championship golf course, the Garra de Leon, which people travel from around the world to play, and which has been Troon-managed since 2019. Add hiking trails, zip lining, tennis, pickleball, and a recently renovated beach club with a restaurant, salon, and gym, and you have most of what a family needs inside one gate.
What makes Reserva Conchal unusually flexible is the range of product. Within the development there are distinct neighborhoods offering different things: two-bedroom condominiums, four-bedroom ocean-view villas, single-family homes with ocean views, and homes set near the golf course. There is genuinely something for most budgets and most stages of life.
It is also the most school-convenient of the six. Costa Rica International Academy (CRIA), a U.S.-accredited college-preparatory school, lists its address as 500 meters south of Reserva Conchal, and La Paz Community School is about five minutes away. Those are the two big international schools in the area, and having both within minutes is a serious draw for families.
Clients here fall into three groups: families relocating full-time, part-time owners who come down for anywhere from two weeks to six months a year, and investors. It performs well as a rental because demand is both international and domestic. Affluent Costa Rican families from San Jose come out on weekends even in the slow season, because everyone wants to stay at Reserva Conchal.
2. Hacienda Pinilla
Hacienda Pinilla is truly massive: 4,500 acres with more than three miles of coastline, south of Tamarindo. Allow around an hour to an hour and a half from the airport depending on your route.
The JW Marriott Guanacaste Resort & Spa sits inside the community, and there is a genuinely excellent beach club with a restaurant on the water. Because the property is so large, not everything is beachfront, but the beachfront component is real and the beaches, including Playa Avellanas and its well-known "Little Hawaii" surf break, are among the best on this coast. The hiking and biking trails are outstanding, and there is an 18-hole championship golf course, a strong pickleball club, and tennis.
One thing genuinely sets Hacienda Pinilla apart: El Establo, the on-site equestrian center. It is a working legacy of the property’s history as a cattle ranch, and it offers lessons, guided trail rides, and beach rides. None of the other communities on this list have that.
Hacienda Pinilla is a little limited in product type. With a few exceptions, the inventory is single-family, non-ocean-view homes. They are magnificent, truly to-die-for houses, but that is the primary offering. There are some beautiful beachfront exceptions and a handful of villa and condominium options, so they exist, but if you have your heart set on an ocean-view condo, this is probably not your first stop.
3. Mar Vista
This is an ocean-view community, not a beachfront one. It sits in the hills above Playa Flamingo, about 45 minutes from the airport.
Mar Vista is the overarching community, and within it are four distinct neighborhoods: Miramar Estates, La Jolla Estates, Monte Vista Estates, and Dos Rios de la Paz. That structure gives you a real spread of price points. Most homes are ocean-view, and when people picture Mar Vista they picture the views. But there are some excellent non-ocean-view options too, and those are often what allows a client to get into the community at a more accessible number.
The amenities punch well above their weight. There is an ocean-view clubhouse with an infinity pool, a gym, and a yoga pavilion. The pickleball here is excellent, with a strong club and new courts, alongside tennis and a good trail system. And the on-site restaurant, Gracia, is a destination in its own right, with people driving in from miles away. It has a pool, which keeps the kids occupied. Most restaurants here do, which is one of the quiet pleasures of raising a family on this coast.
The project donated the land at the bottom of the development to La Paz Community School, which now sits right at the entrance. The school’s own records show two separate gifts, 1.2 hectares and later another 1.4 hectares. The result is that children living in Mar Vista can ride their bikes down to school, and residents get the benefit of school events and the farmers market.
Mar Vista also has the privilege of being a short drive from a long list of beaches. We are spoiled down here.
On rentals: KRAIN manages vacation rentals in all of these communities, and some of our best-performing homes are in Mar Vista. But I want to be accurate about the mix. Mar Vista is not primarily a vacation-rental destination. It leans toward long-term and part-time residents who rent their home out when they are not using it, and there is a correspondingly strong sense of community.
4. Las Catalinas
Technically, Las Catalinas is not a gated community, and I want to say that plainly rather than bury it. I am including it anyway, because it has the same strong sense of community and most of the features buyers are actually looking for when they search for a gated community.
What it is, instead, is a town. It is a car-free, walkable village reminiscent of a Mediterranean hill town, built on the beaches of Costa Rica, and it is pretty well renowned at this point. Because it is a town, it is open to the public, with restaurants and shops that anyone can visit. For some buyers that openness is exactly the appeal. For others it is the reason they choose somewhere else, and both reactions are reasonable.
The property is 1,200 acres, and the master plan commits to developing only 20 percent of it, leaving roughly 1,000 acres as permanent tropical dry forest reserve for wildlife and for residents to enjoy. The biking and hiking trails through that reserve are superb.
Las Catalinas in three words: luxury, old-world charm, and fitness. The architecture is beautiful. The fitness culture is real, to the point that the town hosts triathlons. It is a genuinely unique concept and a wonderful addition to this coast.
5. Pacifico
Pacifico is the closest of all of them to the airport, roughly 25 to 30 minutes from Liberia, and it is located in Playas del Coco. Playas del Coco it is about as close to town as you can get while still being behind a gate. The high-end grocery and the restaurants are right at the entrance. For convenience, nothing else on this list compares.
There are condominium options and beautiful single-family homes, many with their own pools, and the topography up there produces genuinely stunning views. To give you a sense of the quality of the outlook, the Waldorf Astoria Costa Rica Punta Cacique opened nearby in 2025 on the cliffs between Coco and Playa Hermosa, enjoying much the same coastline my clients look out over.
Amenities include tennis and pickleball courts, community pools, and trails. The standout is the beach club: you drive through town and there it is, right on Playas del Coco, with ocean-view infinity pools, loungers under the palms, spa services, and a restaurant and bar. Owners have beach club privileges.
6. The Papagayo Peninsula
And finally, the Papagayo Peninsula. It is the most exclusive address in Costa Rica, and it is where I take high-net-worth clients who value privacy and über-luxury above everything else.
The peninsula is a 1,400-acre private club and resort community on Culebra Bay, about half an hour from the airport. It is home to the Four Seasons Resort Costa Rica, the Andaz Costa Rica Resort, and, since February 2025, Nekajui, a Ritz-Carlton Reserve, the first Ritz-Carlton Reserve in Central or South America. It has its own private marina, Marina Papagayo, and an Arnold Palmer Signature golf course, the Ocean Course, ranked among Golf Digest’s top 100 courses outside the United States. The homes are magnificent. This is the gold standard.
One Distinction Worth Understanding
There is a difference between these communities that rarely comes up in listings but matters a great deal day to day.
Reserva Conchal, Mar Vista, Las Catalinas, and Pacifico are all close to real towns. You get a sense of the local community you are living in, and of Costa Rican culture, because you are in it. You can walk or drive a few minutes and be among neighbors who are not your neighbors.
Hacienda Pinilla and the Papagayo Peninsula are more remote. You get more privacy and less interaction with the surrounding towns. For some buyers that seclusion is precisely the point and worth paying for. For others, six months in, it is the thing they wish someone had explained before they bought. Neither answer is wrong, but you should know which kind of buyer you are.
How to Choose
A honest view, after years of walking clients through all six: the right choice depends on price, but it depends just as much on fit. The questions that actually decide it are practical ones.
Do you need schools, and how often will you make that drive?
Do you want to walk into town, or do you want a gate between you and everything?
Is this a full-time home, a part-time home, a rental, or some combination?
Do you want ocean views, or do you want to be on the sand? They are rarely the same property.
How much of your weekend do you want to spend driving?
